Just as important... Don't believe everything an "investor" says. Reputable counselors have offices and office numbers. They don't just walk around neighborhoods, knocking on doors... hoping to catch desperate homeowners and give them advice.
I've seen too many cases where homeowners in trouble were easy pickings for an investor wolf... whose only goal was lining his or her own pockets.
Also be careful if you're going through a divorce or separation. If you and your spouses names are on a property you're both on the hook... whether you like it or not.
