Thanks to Kevin Atkinson of Colorado Springs who told me about a text message he received on his cell phone from southern California.  The company, loanmod-gov.org claims it can lower your mortgage payment by modifying your loan.  It also says it can work with people who have had late payments or have upside down equity. 

The company's website asks for a lot of personal information which shouldn't be given to a stranger.  And just because it uses the word "gov" doesn't mean it's connected to a governor or a government agency of any kind.

Just beware of anyone, no matter their credentials, who claims they can do a loan modification.  Many are crooks looking for distressed homeowners who are desperate for help.  There are countless stories about folks who pay an upfront fee ... money they can't afford to lose... only to find the people they trusted were only there to take advantage of them.

The first step if you're looking for a loan modification is to contact the lender. Don't believe promises made by a stranger requiring cash upfront.  The FBI is investigating thousands of loan modification cases.  Believe me, you don't want to be on that list.  Protect yourself by doing your homework and knowing your rights.

    Got the text at 7:24 am(!) - will report them to Do Not Call and FCC as well as state AG office. Obviously the .net suffix means it's not a government agency, and the fact that it's sent as a text before working hours makes it suspect.

    Got the same on my verizon phone 714-269-0456 loanmod-gov.net. Homeowners, we can lower your mortgage payment by doing a Loan Modification. Late on payments OK. No equity OK. May we please give you a call?

    Also a victim of unwanted spam from these good-for-nothings. Reported them to FCC and Do Not Call Registry. The only way this can stop is if everyone reports this company (goes by variations such as loanmod-gov.net, .org, etc.)

    These scammers are not limited to .org. I received the same text from loanmod-gov.net...17144547950. The site was registered on 9/14/09 by Administrative Contact: Domain Discreet ATTN: loanmod-gov.net Rua Dr. Brito Camara, n 20, 1 Funchal, Madeira 9000-039 Portugal Phone: 1-902-7495331

    I received a text from these shysters, LOANMOD-GOV.NET (714.732.7421), and immediately reported them to the Do Not Call Registry.

    949-413-5415 - Just received an UNREQUESTED TXT Message from 949-413-5415 at 11:45 PM CST! It woke up my wife and kids! This is ridiculous! Already reported this TXT directly to the FCC and the DNC, and will be reporting it to their ISP and Hosting Service. The SPAM TXT states: "loanmod-gov.net Homeowners, we can lower your mortgage payment by doing a Loan Modification. Late on payments OK. No equity OK. May we please give you a call?" NO you SOB's, you CANNOT give me a call! STOP TXTing me! These are the EXACT same people as "debthelp55.com" and 714-454-7576! I'm tired of all these late night UNSOLICITED TXT Messages from these people. AT&T is ABSOLUTELY NO help with Blocking these pricks! If need be, I WILL visit the offices of the companies who are involved in sending them, as I fly for free ANYWHERE in the USA, so it's NO hassle for me to just show up on their doorsteps with a Lawyer, District Attorney, and State Trooper in-tow.

    I have received 4 different texts over the past month with the same text message but different phone numbers and URLs. I keep filing with DNC. I get charged for these text messages. The second text I tried the "unsubscribe" option, which I have to pay for. I don't believe unsubscribe is effective with whoever is doing this. What are other options?

    I received this same text, generally i find that if you type unsubscribe to these systems they should unsubscribe you.

    Same as all other people. 4 text message today alone. Now says from "debthelp55.com" If in Florida and perhaps other states as well, suggest you also file a complaint with Attorney General who is very active shutting down "loan modification programs." Against the law in Florida to charge fees of any type for modification programs.

    This company (loadmod-gov.org) keeps texting me and won't stop dispite requests. Text:949-293-9759. However, the number is unreachable if you try to call it.

    Even though the site is down, they're still sending text messages. I rec'd one yeterday and have filed a complaint w/ DoNotCall. I'm on the DNC list and pay for text messages received so this is especially annoying...
